Have a look at 92bydrone on YouTube he has a great video of EP by drone Some great shots there. The club should buy the footage for our videos. Looking at the main stand made me think, is there a chance to reprofile the seats when it's re-done? The front three rows, over the old paddock, are awful - exposed to the weather and virtually flat. We seem to be obsessed with walkways at the front of stands for some reason, but I wonder if a new roof's going on, whether we could have a single bank of seats from pitch level, as most stands do? Glad he filmed it before the redevelopment. It'll become a nice, nostalgic little reminder of what EP used to be like for most of my life supporting County

Presume the walkways at the front are because you have to exit every stand at the front rather than the back so the width is needed for speedier (?!) exit. Think it's just poor design, really. Most stands aren't built that way. I've gone on before about how bad the CE is, architecturally, and the daft walkway at the front is one of the main reasons. Check out Ewood Park. The stand to the left and behind the goals is how it should be done. The stand to the right is how it shouldn't:

The stand to the right is how it shouldn't: The ground (EP) is so tight for space that it doesn’t have entrances/exits underneath the stand ;space used for changing rooms/ offices) C&B etc) so the exits have to be at the front/end of each stand. Could have been different inCE but the club wanted/needed the space for facilities and even then there isn’t really enough space on the concourse for a 5+ capacity but a double tier would have meant even less space underneath.

Now we are in EFL1 I hope the club now sarts the final planning that's needed to extend and redevelop the Main and railway end as per phase 1A and 1b

We're selling out every game in L2, and if we do as well as I expect we will, it'll be the same in L1, with a good few away followings filling the current RE as well.

It's been in the planning stage for 2 years and they said it won't start until 2025 January time (if in wrong please correct me) It should really be starting next Sunday

I’m all for ground improvements but I really don’t think we should jump into anything before fully understanding the financial implications £40-60M of debt seems likely to me

But it's like any house improvements. If we get £40m debt, what extra revenue would that debt generate. If they built housing as part of it as an example how much yield would it make? How about the extra seats hire much more would they bring in? Also how much value add would it add to the overall asset ie the club and ground if there was a new stand?

I get the nervousness over the cost given the past financial lashups I just hope phase 1A and 1B are going ahead now... and I welcome that.... not sure we need a large pop stand yet But the parking space behind should be part of 1A and 1B

The sooner we get rid of the embarrassment that is the Railway end the better!

If we don't rebuild the ground now it will never happen. The Cheadle End was poorly built but structurally is still going 30 years later. They'll pay for themselves eventually. GET THEM BUILT.

You can’t do anything until that’s got the green light which will be why they’ve stated “early 2025”

Ken Knott has confirmed that directly.
